Rubicon Tahoe Owners, Inc. (RTO) exists to operate, repair and maintain the common area beaches and facilities.
RTO differs from many associations in that it did not exist at the time the Rubicon Subdivisions were developed. Therefore, to become a member and have all rights associated with full use of the common areas, under the 1968 Declaration, homeowners need to have opted to join RTO.
Because of this, properties whose original owners opted in to join RTO are forever obligated to be a part of the association and pay annual assessments with the ability to use all common areas including beaches, piers, swim areas and have the opportunity to rent a seasonal buoy.
Since that time, new homeowners, whether the property was attached to the original governing documents or not, choose to join the association as it is a requirement for having access to the common areas and buoy rental.
As of 2020, the annual assessment is $425. Buoy rentals are a separate fee.
Rubicon Tahoe Owners (RTO) uses HOA Accounting, a separate organization, to collect assessments, and to keep track of owners. New owners should contact HOA Accounting to learn the status of their property and arrange for becoming a member of RTO.
